Locali Housing Concierge Terms

1. Free Match Preview
After reviewing a complete housing brief, Locali may provide up to 3 candidate stay profiles, concise reasons and trade-offs, and a personalized Seoul setup guide at no charge. Candidate profiles intentionally omit exact property identifiers, source links, host details, and the full photo set.
The free preview is an initial recommendation, not a reservation offer or availability confirmation. Candidate availability, final price, guest eligibility, property condition, and host acceptance are not guaranteed at this stage.
2. Paid verification and booking support
After the guest pays the Verify & Unlock retainer and requests immediate performance, Locali discloses the agreed candidate details and begins Korean-language availability, all-in price, foreign-guest condition, and requested Residence Card accommodation-document checks. The paid scope normally includes replacement candidates when a previewed stay is unavailable or a required document cannot be supported, one refinement round, final quote preparation, booking coordination, and stay support. The written offer shown before payment controls if it differs from this general description.
If the guest tells Locali before booking that Residence Card address documents are needed, Locali will disclose its concierge role and the identity of the actual guest to the relevant host or upstream platform. Before recommending payment for that stay, Locali will seek written confirmation that the guest can receive the applicable rental agreement, confirmation of accommodation, and supporting host identity or business-registration document. The exact document set depends on the guest's status and the immigration authority's requirements.
The guest should be named as the contracting guest whenever the host or platform supports it. Locali will not substitute itself as the tenant and pass occupancy to the guest unless a separate, legally compliant written arrangement has been reviewed and expressly agreed.
Locali targets the verified details or a progress update within 2 business days after payment. The target pauses while Locali is waiting for missing information or the guest materially changes the brief.
3. Retainer and final service fee
The current founding-guest Verify & Unlock retainer is $49 USD. It is credited dollar-for-dollar toward Locali’s final 10% concierge service fee, subject to a minimum total service fee of $200. For example, if the final service fee is $200, the remaining Locali fee after the retainer credit is $151. Stay price, host charges, upstream-platform charges, licensed-broker fees, and optional hands-on arrival services are separate unless the written offer explicitly states otherwise.
4. Cancellation and refunds
- The free Match Preview does not require payment.
- Before paid verification begins, the retainer is fully refundable.
- After paid work begins, Locali will refund the unused portion of a divisible service, assessed against work already documented and delivered.
- If Locali does not materially deliver the agreed paid scope, the guest may request a full refund.
- Nothing in these terms limits non-waivable rights under applicable consumer law, including rights where the service differs from its description or contract.
Payment-provider processing time may apply after Locali approves a refund.
5. Regulated real-estate services
Locali is not acting as a licensed real-estate broker and the retainer is not a brokerage commission. Locali will not negotiate or execute a regulated lease transaction as an unlicensed intermediary. If a requested activity requires licensed brokerage, formal legal review, or execution of a regulated lease, Locali will identify that boundary and refer or coordinate through an appropriately licensed independent partner under separately disclosed terms and fees.
6. Residence Card support, arrival guidance, and third parties
Residence Card document support means checking a selected accommodation provider's stated ability to supply accommodation evidence and coordinating collection of those documents. It does not mean that Locali issues, certifies, or guarantees acceptance of any document. Immigration authorities make the final eligibility, evidence, and registration decision.
The personalized Seoul setup guide is general information based on the guest's stated circumstances. Optional Settlement Kit services may add application instructions, appointment preparation, orientation, translation, accompaniment, or partner referrals for services such as a SIM, transport card, Residence Card, or bank account. Government agencies, banks, telecom providers, and other third parties make their own eligibility and approval decisions; Locali does not issue documents, open accounts, or guarantee outcomes.
The guest authorizes Locali to use the submitted housing brief and to share the minimum necessary information with selected hosts, upstream accommodation platforms, payment processors, and licensed partners for the agreed service. Full card information is handled by PayPal or Toss Payments and is not stored by Locali. See the Privacy Policy.
7. Liability and disputes
Locali’s liability for the paid verification service is limited to the amount paid for that service, except where applicable law does not permit that limitation. Korean law governs these terms. Guests should first contact hello@localiseoul.com so the parties can attempt direct resolution.
